Office reinstatement: what businesses need to know

Read the lease and handover requirements
Reinstatement scope depends on your tenancy agreement and the landlord’s requirements. Collect the original condition report, approved plans and any written handover instructions. Avoid assuming that every fit-out element must be removed.
Walk through the space
List partitions, ceilings, finishes, built-ins and services that may need attention. Compare these against the agreed handover standard. Photograph the current condition and clarify unclear items with the landlord or managing agent.
Work backwards from the deadline
Allow time for building access approvals, contractor arrangements, work and inspection. Noise restrictions, goods-lift booking and debris removal arrangements can affect sequencing. Agree realistic dates rather than assuming unrestricted access.
Define the quotation clearly
Ask for a scope that identifies removals, making good, reinstatement finishes and exclusions. Specialist services may need separate arrangements. SGSA accepts reinstatement enquiries; acceptance of the final premises remains with your landlord or management.
